Joe Graziose Sr. is Executive Vice President of Residential Construction and Development at RXR, where he has played a leading role in the firm’s residential platform since joining in 2007. A 40-year veteran of the real estate development and construction industry, Joe has been instrumental in delivering some of RXR’s most prominent residential projects, including the Ritz-Carlton Residences in Baltimore, MD, and North Hills, NY.
He also leads several transformative, large-scale master-planned developments such as Garvies Point—a 56-acre waterfront redevelopment in Glen Cove, NY—and Veridea, a $7 billion, 1,100-acre mixed-use community in Apex, NC. Additionally, Joe oversees RXR’s investment and operations at Engineers Country Club in Roslyn, NY.
Joe played a vital role in the downtown revitalization of the City of Glen Cove including Village Square, a once underutilized and blighted 2.5-acre site that is now a thriving residential and retail hub, enhancing connectivity to the nearby Garvies Point waterfront.
Over the course of his career, Joe has managed billions of dollars in real estate transactions and construction projects. He is widely respected for his hands-on, relationship-driven leadership style and his comprehensive expertise across the development lifecycle—including government relations, entitlements, design, construction, sales, and marketing. His approach ensures every project is executed to the highest standards and seamlessly integrated into the community.
Prior to RXR, Joe served as Senior Vice President at Severn Trent Services, a UK-based environmental company, where he led U.S. development initiatives and M&A activity, helping to grow a $1 billion portfolio. He also founded Paramount Development, a Long Island-based real estate firm, and was Principal of Herb Hill Management Company, a prominent Long Island general and site contracting company.
In addition to his professional accomplishments, Joe is deeply committed to community service. He has been recognized by numerous organizations for his impactful work in the community and currently serves on the Board of the Glen Cove Boys and Girls Club.
