Julie Gaughan

SVP, Preconstruction

Julie manages preconstruction services for the RXR portfolio including capital and tenant improvements, building repositionings and ground up development. She oversees a team of estimators/purchasing agents that perform the full life cycle of preconstruction from estimate creation through purchasing and handoff to the Construction Operations team. Julie’s role also involves managing RXR’s risk profile by maintaining relationships with the Subcontractor and General Contractor networks to stay ahead of market volatility and supply chain issues.

Previously, Julie was the head of Purchasing for Related Companies at Hudson Yards where she managed the purchasing of $20B of direct work trade costs. This included four skyscrapers, multiple retail outlets, restaurants, luxury condominiums, the first Equinox brand hotel and a six-story art piece called The Vessel. This role also required heavy civil and infrastructure interface with the MTA as the project was built on top of active train yards. Upon completion of Hudson Yards, she also handled Related’s luxury condominium portfolio at 515 West 18th Street (Lantern House), 555 West 22nd Street (The Cortlandt), 520 West 28th Street (Zaha Hadid building) and 70 Vestry. Her purchasing policies were then scaled to Related’s Midwest, Florida and California offices. She also worked at Suffolk Construction where she created a centralized Preconstruction department that handled estimating and purchasing functions for Suffolk New York’s $1B portfolio of projects in the institutional, arts, warehouse, healthcare, commercial and residential markets including a major repositioning of the historic Waldorf Astoria hotel.

Julie started her career in the civil and infrastructure design industry working at Mueser Rutledge and HDR performing geotechnical and structural design. Looking for a more dynamic and interactive working environment, she started at Turner Construction as an Assistant Superintendent working her way up to Project Executive. She spent her later years at Turner as a Senior Purchasing Agent with key institutional and healthcare clients such as NYU Langone, Northwell Health, Columbia Presbyterian, Lenox Hill Hospital Columbia University and NYU College. Aside from these clients, her key projects encompassed a wide range from The Greenwich Lane which was a luxury condominium project in Greenwich Village to the New York City Housing Authority development Markham Gardens in Staten Island.
